Sawyer Fielding are representing a large number of leaseholders and freeholders whose properties are on an estate which is likely to be subject to regeneration. Our role is to negotiate sale terms including additional compensation and to guide home owners through the Compulsory Purchase process.  Where instructed, we shall also seek to negotiate alterations to the scheme offer to ensure that it is fair and reasonable to our home owner clients.

The High Path Estate by South Wimbledon underground station (Northern Line) is a mixture of high and low rise flats and maisonettes and a number of two and three storey houses. The Estate is managed by Circle Housing Association who are buying properties on Compulsory Purchase terms. They are backed up by Merton Council who would if necessary seek to acquire properties through use of Compulsory Purchase powers.

With a large number of our clients interested in remaining on the estate once it is built, we will also seek to advise clients on the benefits and pitfalls of the available offers.

Where we are representing non resident owners, we are also providing initial advice on Capital Gains tax rollover relief, although for more precise advice, we are referring clients onto suitably qualified and experienced accountants.
