When deciding what sort of property you can afford to buy, please consider the amount of Stamp Duty Land Tax that would be payable. Tax is higher for Landlords and where properties are second homes. Please also remember that if you are reclaiming stamp duty in disturbance compensation, it will be capped at the purchase price at which you sell at. For example, if you sell your main home for a price of £300,000 + compensation, you may be entitled to recover stamp duty of up to £5,000. If however, you buy at £380,000, the stamp duty is £9,000. This would leave you unable to recover the difference of £4,000. Entitlements do vary so take advice on your individual circumstances.
